You've just bought a house and don't know what you don't know. Or you've been in one for years with a vague sense that things are going unmaintained. Or you're planning to sell eventually and want a maintenance record you can hand a buyer.

How do I set up HomeFix Calendar?

  1. Answer the six setup questions honestly.
    Septic or sewer, pool or no, heat type, roof age, and so on. Getting these right is the whole product — wrong answers give you a checklist for someone else's house. Guess if you must; you can change them later under Settings.
  2. Read the list it builds.
    It'll be shorter than you feared. Most houses have around fifteen to twenty things that genuinely recur.
  3. Set your reminder time.
    Pick an hour you'd actually act on — Saturday morning beats Tuesday at 2pm.
  4. Add it to your home screen.
    This one matters more than for the other apps: reminders only work if HomeFix is installed. Left as a browser tab, it can't notify you about anything.
  5. Enter your appliances.
    Model, serial, install date, warranty. Fifteen minutes with a phone torch and the labels on the back. You will want this the day something breaks and a technician asks.
  6. Look at the replacement reserve.
    It converts your roof, water heater and HVAC into a monthly number. It's usually sobering and it's the most useful screen in the app.

Log tasks as you finish them
Even the small ones. The completion log is what turns this from a to-do list into a document — the thing you show a buyer, an insurer, or an appraiser to prove the house was looked after.

What does HomeFix Calendar cost?

The free tier is free to use. Pro is $25 once, not per year, with no renewal and no card on file. You also get 14 days of full Pro access first. How does it decide which tasks apply to my house?

You answer six questions about age, climate and the systems you have. The library holds around 70 tasks, and your checklist keeps only the ones that apply. A house on city sewer gets no septic tasks, and a house without a pool gets no pool section.

What is the yearly upkeep number?

Pro shows annual upkeep plus a monthly reserve for the roof, HVAC and water heater, checked against the 1%-of-value and $1-per-square-foot rules.

Where does my data live?

In your browser. Nothing leaves your device, there is no account, and it works offline. You can export your full log, appliances and costs whenever you want a backup.

Is there a paper version?

Yes: the free Seasonal Home Maintenance Checklist. It is the same 70-task library on 15 printable pages sorted by season, with time, parts cost and what a pro would charge.

What do the reminders do?

Reminders arrive at the hour you pick, with the head start you choose. Overdue tasks stay visible until they are done.

What is in the record I keep?

Every task, service call and dollar, with model and serial numbers, warranty dates and full appliance history. It is exportable, and it is the record a buyer's inspector asks for.

Reminder behavior varies by phone and operating system; installing to the home screen gives you the best shot at reliable delivery.
